HOW TO REGISTER A CAVEAT ON LAND TITLE IN UGANDA
Governing laws include RTA S139, LAND ACT.
•Get a lawyer to Prepare caveat showing the names of a person lodging it, His or her interest in the land, address and the description of the land being caveat. • The person lodging caveat should swear a statutory declaration supporting the caveat unless it is from court or registrar of titles.
• Sign both the caveat and statutory declaration supporting the caveat.
• Attach two passport photographs and identification card of the person placing the caveat.
• Attach any proof of interest being claimed on the two copies of the caveat.
• Have a lawyer witness/attest on caveat for you.
• Present them for commissioning to Commissioner for Oaths.
• After commissioning take caveat documents for assessment and issuance of declaration slip from lands valuation department/URA.
• Use the declaration slip to pay at the advised bank and Submit caveat documents for embossing within the very bank.
• Pick the embossed caveat documents, present them to the cashier at the office of registrar of titles where the land is situated for assessment of registration Fees.
• The achier issues assessed bank slip indicating how much to pay, the bank to pay in and the description of land being caveated.
• Proceed to the bank and pay registration fees.
• Take the bank slip copies together with caveat documents to cahiers office to acknowledge payment and stamp on your documents.
• Present full set of original documents including payment receipts and photocopies of the same to the Office of registrar of titles for processing.
• The photocopies are stamped ‘Received’ and returned to you, you should be told when to check.
• The file at land registry (white page/original certificate of title) is requested for and retrieved from strong room.
• The documents are reviewed and approved by registrar who issues instrument number to enter the caveat on the title assuming all is well.
• The entries are made and printed on the title on which the registrar signs.
• Check on the day you were told to confirm entry upon the Register and collect your copy of the caveat.
approximate cost: government fees about ugx 50,000 depending on the number of copies ,professional fees ugx 500,000 and above depending on where land is.

I really learned allot and I need your help.
I bought a piece of land in budaka district, from an old lady who claimed her daddy died and left it to her. She obtained a plan from the district for the land before dividing it into 50*100fts plots but has no title. What should I do to obtain a title.
