HOW TO REMOVE A CAVEAT FROM LAND TITLE IN UGANDA BY PERSON OTHER THAN THE PERSON WHO PLACED IT.

• Attach one photograph,identification card and sign the application for removal of a caveat
• Take the application/letter for removal of caveat for assessment and issuance of declaration slip from lands valuation department.
• Use the declaration slip to pay at the advised bank.
• Submit the application for removal of caveat for embossing within the bank.
• Pick the embossed application for removal if caveat, present it to the cashier at the office of registrar of titles where the land is situated for assessment of Registration Fees.
• The cahier issues assessed bank slip indicating how much to pay, the bank to pay in and the description of land that had been caveated.
• Proceed to the bank and pay registration fees.
• Take the bank slip copies together with application for removal of a caveat to cashier’s office to acknowledge payment and stamp on your document.
• Present full set of original documents including payment receipts and photocopies of the same to the Office of registrar of titles for processing.
• The photocopies are stamped ‘Received’ and returned to you, you should be told when to check
• The file at land registry (white page/original certificate of title) is requested for and retrieved from strong room.
• The application for removal of a caveat is reviewed and approved by registrar who issues instrument number to remove a caveat from the title by crossing assuming all is well.
• The registrar of titles prepares 60 days Notice to the person who placed the Caveat to show because why it should not be removed.
• Pick the Notice to the Caveator from office registrar of and post to his or her address as indicated in the notice.
• Obtain the posting receipt and submit it at lands to place on the file.
• write a letter notifying the registrar of Titles that the 60 days have ended (lapsed) without communication from the person who placed the caveat and therefore seeking removal of the said caveat
• The file at land registry (white page/original certificate of title) is requested for and retrieved from strong room.
• The registrar authorizes the removal of the caveat and forwards it fir typing.
• The entries are made and printed on the title on which the registrar signs.
• Check on the day you were told to confirm the removal of a caveat from the Register.
approximate cost:government fees about ugx 40,000 ,professional fees ugx 1000,000 and above depending on where land is.
